What is the minimum house size?
The minimum house size for interior square feet is 4,500 for a one-story and 5,000 for a two-story.
What is the time frame to begin construction?
Construction must BEGIN (not be completed) within 18 months from the lot purchase.
What are the property taxes?
Properties located in Waller County have a total tax rate of 1.7188 and those in Montgomery County have a 1.5808 total tax rate.
What is the school zoning?
Properties located in Waller County will attend schools zoned to Waller ISD and properties located in Montgomery County will attend schools zoned to Magnolia ISD.
How much is the HOA and what is included?
The HOA fee is $3,300 per year and includes trash collection, gate maintenance, and common area maintenance. Additionally, there is a one-time contribution of $600 to the reserve fund on resale properties.
What is the construction price to build?
This price varies by the construction and finish selections.
Can I use any builder?
There are seven highly vetted builders to choose from, please see our attached Builder List for details. Outside builders are not permitted.
When will Phase 2 and Phase 3 be available?
Phase 2 is now available as of Spring 2026. Phase 3 is expected to become available 2027.
Are additional buildings permitted?
Yes, if the architecture and roof materials coordinate with the main house.
What utilities are offered?
Underground electric, natural gas, and fiber cable are included. Each home will have its own aerobic septic system and water well.
